The Boca Raton City Council has taken a monumental step towards transforming the iconic Office Depot campus by unanimously approving a joint venture plan that will usher in a vibrant mixed-use community. In a recent session, the council greenlit a project that promises to reshape the landscape of North Military Trail with the construction of an eight-story building that will host 500 new apartments alongside nearly 43,000 square feet dedicated to retail and restaurant space, complemented by a state-of-the-art 36,400-square-foot Equinox fitness center.
A Collaborative Effort for Community Growth
This ambitious redevelopment is a collaborative effort among three notable developers: Coconut Grove’s Related Group, BH Group from Aventura, and Pebb Enterprises based in Boca Raton. The project is not only a win for the developers but also for the community as it includes a commitment to affordable housing, with 10% of the apartments earmarked for those in need. This initiative reflects a growing trend in South Florida where urban developers are increasingly prioritizing inclusivity within their projects.
Plans in Motion: What’s Next?
With zoning approvals secured, the joint venture can now pursue building permits. Although a specific date for groundbreaking has not been announced, initial phases include demolishing an existing office building and commencing construction on residential and commercial spaces. The fitness center, which is expected to feature luxurious amenities such as outdoor pools and cabanas, is anticipated to open its doors by late 2026 or early 2027.
Reimagining the Office Depot Legacy
Originally sold for $104 million in 2023, the Office Depot campus is undergoing significant changes while still retaining two existing office buildings. These buildings maintain occupancy with Office Depot currently leasing the majority of the space, showcasing an ongoing dedication to economic vitality in the area.
